Sometimes we forget to stop and appreciate just how good we have it here on the West Coast. Some of the most beautiful real estate in the world. This house is located in the Quilchena subarea of Vancouver West. The discovery of homes such as this, is one aspect I love about the profession. Even moreso, working with people that find the same joy in the process.
It’s easy to miss the forest for the trees, especially with all the insanity that is the current state of the real estate market. I won’t reiterate the details, but I get messages nearly everyday from Realtors saying they had 60+ groups come through the property, 10-20 offers, all subject-free. What some claim as fair, is essentially pitting buyers against one another to see who could come up with the highest bid.
See the chart below—what tech startups dream of. One of the hottest subareas in the Lower Mainland. I’ve been spending a lot of time focused on Maple Ridge lately. There are some gorgeous new properties out that way, and I’m grateful I could help one of my clients circumvent the unnecessary bidding wars and find a home they love with zero competition.
Getting back to discovery, there’s nothing like using a product you built yourself to make the process more enjoyable. Resider is a project I’ve created from the ground up, with MLS® data from the Real Estate Board of Greater Vancouver, Fraser Valley Real Estate Board, and Chilliwack District Real Estate Board. There is still much fragmentation in the purchase and sale of property when it comes to accessing information. I had always envisioned having a centralized location where I can get all the data I need. The particular feed I have is for a Virtual Office Website. That includes listings that are rentals, for sale, sold, expired, etc. so not only myself, but consumers can see all that is available. It helps to understand the market holistically, and with transparency through a wealth of insight into real property.
Agents have access to great tools like Autoprop, which can aggregate municipal and geographic data like elevation, flood plain, easements, school locations, comparables and more. For me, there has to be an enticing visual aspect, like what Airbnb does so well. As a host myself, I’ve watched that company since the early days when they were considered a startup. I always admired how the founders, being career designers, brought such a visual element to the way people find space. Custom photography on every listing is a feature that delighted its users. Search should be more like a treat than a chore.
