Burke Mountain Real Estate

Burke Mountain is one of the Tri-Cities' fastest-growing communities—located in Northeast Coquitlam, British Columbia. We had a lot of buyer interest in this family-oriented neighbourhood over the last few months, though the frenzy of activity which led to record price appreciation peaked in February and is returning to typical levels. So what is it that makes Burke Mountain such a desirable place to live?

The community of Burke Mountain is a highly attractive destination as it is mainly residential, surrounded by green space, accessible to a vast array of mountain biking and hiking trails, and has sweeping southern views of the Lower Mainland. The majority of properties are newer as they were built after 2005, predominantly comprised of detached single-family and townhomes situated on smaller lots with large interior living areas.

The most expensive house recently sold for $3,880,000 (listed at $3,999,000). A house selling below asking in Burke Mountain was almost unheard of just a few months ago. In April 2022 there were a total of 28 sales (-32%), 54 new listings (-12%), and a 51% sales-to-active listings ratio. The median price is currently around $2.18 million.

A major proposal in the works is a Neighborhood Centre for the Partington Creek area. The future Burke Mountain Village, formerly called the Partington Creek Neighbourhood Centre (PCNC), will be the commercial and social hub in Northeast Coquitlam. The 39-acre site is located east of Burke Mountain Creek and south of David Avenue. It is a master-planned community that will eventually be home to more than 50,000 people.

The City of Coquitlam is the primary landowner of the Village lands, which is expected to house over 2,000 residential units (apartments and townhomes) and include 120,000 square feet of retail. The Village will also include a state-of-the-art community centre, a large public plaza, and a neighbourhood park.

One of the most anticipated developments is Sheffield by Morningstar—an exclusive neighbourhood of 30 single-family view homes. The 3,300-3,800 sqft single-family homes are built to take in the breathtaking panoramic views of Pitt River and Mount Baker. Sheffield is perfectly positioned within nature with close access to dozens of family-friendly parks and playgrounds, extensive hiking trails, streams, and Pinecone Burke Provincial Park.
